Thinking about Homesteading in 2025? - Southern PA is the Perfect Spot!

emerson1

There's a reason why #offgridliving is one of the top three hashtags on TikTok; information about self-sufficiency and natural living is exploding for Gen Z and Millennials. Younger home buyers are looking for a connection to community and natural space in their urban homes (Nouveau Homesteader). But many are taking it further, seeking land in affordable places where they can build a healthier lifestyle ground up (literally), while also embracing a shared, community spirit.

What people say about buying land in Southern PA.

Most real estate sources agree that York County offers a great price option when compared to areas east, closer to Philly. Available land is also more scarce in the Lancaster area. Areas west towards Gettysburg are also great options. The following are some Reddit comments from the last few months when people asked about where to homestead in Pennsylvania.

"South Central PA here, I feel like I'm in a sweet spot. An hour or so from Hershey if you want a day trip to the park or need a BIG hospital. And John's Hopkins isn't far in the other direction either. It's rural enough that I can have more than a dozen goats and other animals, but there's still 2 Walmarts within 20 minutes. Schools depend on the area, and property taxes go along with the good ones."

"Personally, imo- the sweet spot for homesteading/farmland that is priced ok, sizable/rural, yet still has decent access to amenities- is the band that stretches from around gettysburg, in an arc bordering the mountains up past harrisburg- thru allentown and scranton region.

I was born here, raised here- lived in a couple other places for awhile, then came back. The land is diverse, the people are great, and most of the time the laws/taxes look out for the interests or rural/agricultural/homesteading lifestyle. Its where i plan to grow my roots."

And from Landboss.com, this portion of their review where York comes in at #5 in PA:

"York County's strategic location and diverse economy make it a solid choice for land investment. It's committed to smart growth, balancing development with preserving its rich history and natural beauty. Whether you're eyeing farmland, a residential plot, or a commercial venture, York's got you covered."
